I have a small (1400s.f.) but very efficient spay/neuter clinic in Grand Junction Co. We have been serving mesa county for 11 years, and have a streamlined turnkey system with ties to every rescue group, animal control, and feral cat trappers.

After the covid pandemic, we went to online booking and stayed with outside check in. We have instituted a system where clients create their appointments online. We also have a remote receptionist, which insulates me from the constant interruptive questions – all of which we should have done years ago. This has been a huge stress relief. Now I, a surgeon, can focus on just….performing surgery. The clinic is what I created after working for other entities for twenty years; I made a long list of what I’d do better and applied it in my own clinic, and the result is a very efficient clinic, in my opinion.

As I have aged, I’ve gotten lazy, and we only run four days a week, and do strictly spay/neuter surgeries and nothing else. This has turned out to be a lifestyle I wish I had adopted decades ago

We have three tilting surgical tables, 29 surgical packs, two older autoclaves, and a scattering of older edemco kennels.

The clinic itself has been appraised by Simmons Intermountain, with a value of between $180,000-$250,000, and they indicated that the lower end of that would be likely. I also own the real estate itself, and it is valued at $255,300

I have available balance sheets and P&L statements for the last three years.

This represents a valid alternative to the massive expense of building your own clinic, and gritting your teeth for three years, hoping you build a client base before you go bankrupt. It would be easy to expand to five days a week, and offer more services, or just enjoy your life and run it as is. My primary concern is that Mesa County have a spay/neuter clinic after I retire: there’s an endless amount of barn cats and ranch dogs, and the need for spay & neuter is real. As such, I’m much more willing to work with a spay/neuter vet than other buyers.

Grand Junction is a spectacular place to live if you like the outdoors – to the west it’s a short drive to Moab and canyonlands national parks, to the south and east are the Rocky Mountains, and there is something for every outdoor enthusiast: hiking, camping, hunting, rafting, fishing, etc. It’s a pretty good town even if you don’t like the outdoors, too…no traffic jams, more affordable living than the metro sprawl, two hospitals and one university. – Doctor Mark Chamberlain
